Bend Housing Market Snapshot — August 2026
New Listings: 280 (down from 334 in July, −16.2%)
Pending Sales: 247 (up from 245, +0.8%)
Closed Sales: 241 (down from 276, −12.7%)
Active Inventory: 920 (up 13.9% month-over-month)
Median Sold Price: $710,000 (down from $736,500, −3.6%)
Median Active Price: $799,000 (down from $810,900, −1.5%)
Absorption Rate: 4.2 months, Balanced (unchanged from July)
Bend pulled back on the transaction side in August — New Listings fell 16.2% and Closed Sales fell 12.7% from July, while Pending Sales held essentially flat (+0.8%). Active Inventory tells a different story: it grew 13.9% month-over-month against a normal seasonal step of just +0.2% for this transition, and at 920 homes it's the highest August active count in at least five years (versus 683 last August, 585 in 2024). Fewer homes selling combined with inventory building well faster than usual is the kind of shift that tends to hand buyers more room to negotiate — though at 4.2 months, Absorption Rate is still a Balanced market, not yet tipped into buyer's-market territory.
Prices moved in the same direction, if more modestly: Median Sold Price eased 3.6% to $710,000 and Median Active Price dipped 1.5% to $799,000. Sellers pricing at the edge of the market are finding it less forgiving than earlier this year, while buyers who are moving forward have more homes to choose from than at almost any point in the past five Augusts.
